Kempa and Associates Maintenance Division offers complete, prompt, and affordable maintenance and repair services.  Through our highly skilled in-house staff and extensive contractor contacts, we provide professional maintenance services for our clients.  From the initial bid to the final inspection, the Kempa and Associates maintenance team will be available to insure all repairs are completed in a timely, efficient, and cost conscience manner.

    

    

Listed below is a brief summary of services that our Maintenance Division provides for our rental properties and the general public:

 

Coordinate Contractors

For major repairs and renovations on your property we get bids from various contractors in order to keep your costs low.  Owner/Investors are contacted for approval of any major repairs.  We coordinate and schedule repairs with the tenants and the contractor.

 

Recommendations for Improvements of Your Property

Kempa and Associates will perform quarterly inspections of your rental property.  We provide recommendations for preventive maintenance and improvements to increase the value of your property.  

 

Property Maintenance Services for Buyers and Sellers

Selling your home?  You only get one chance to make a first impression.  Let Kempa and Associates perform any repairs needed before you list your home and will help to make your home stand out among the competition.

 

HOA Common Area Maintenance

Maintain and repair Common Elements of the association in accordance with the standards set by Master Covenants and By-Laws and as directed by the Board.

- Obtain bids for maintenance and repairs that are not performed by Management firm and present to Board for review.

- Supervise maintenance and repairs and Capital Reserve projects.

- Report preventive maintenance repairs that are needed to the Board of Directors.

- Perform scheduled inspections of the property.

 

Investment Property Maintenance

- Handle and process all requests of owners/occupants for repair and maintenance of the property.

- Report preventive maintenance repairs that are needed to the investor.

- Perform scheduled inspections of the property.

- Obtain bids for maintenance and repairs that are not performed by Management firm and present to the investor for review.

- Supervise maintenance and repairs and Capital Reserve projects.
